METHODOLOGY

Raw outcomes, no cherry-picking

Slow leases stay in. Listed-to-rented deltas can be negative. Demand counts include every inquiry and confirmed showing while the unit was actively marketed — synced from Tenant Turner and fortifiedrealty.net contact forms after each publish cycle.

This compendium starts from live rented listings on fortifiedrealty.net (~25 units today) and grows as Fortified leases more doors and backfills historical Tenant Turner archive rows.

What is the Fortified Rented Compendium?
A public, build-time snapshot of every Fortified rental we have listed and leased on fortifiedrealty.net — with listed rent, final rented price, days on market, inquiry and showing counts, and HUD Fair Market Rent comparison for the lease fiscal year. It grows as we lease more units; historical Tenant Turner archive rows join over time.
How is days on market calculated?
Whole calendar days between the listing's first active date (listed_on) and the rented_date Fortified logs when the lease is signed. Slow leases stay in — we do not remove outliers.
What HUD FMR number do you use?
HUD Fair Market Rent for the Fall River metro, matched to bedroom count and the fiscal year of the lease (Oct 1 – Sept 30). A lease signed in June 2026 uses FY2026 FMR, not today's calendar-year guess.
Where do inquiry and showing counts come from?
Unique registration events from Tenant Turner and syndication partners (Zillow, Apartments.com, etc.), deduped by phone or email, counted during each listing's active campaign — not lifetime address totals. A separate Fall River rental demand index (in development) will publish season-matched inquiry trends. Counts refresh when Fortified syncs TT and publishes the website.
Is rental demand in Fall River actually down?
That is a separate market-demand study Fortified is developing — inquiries per unit, same season year over year, with seasonality and peer-market context. Austin, Texas is the parallel case: a 2020 building boom, rents that cratered, and a long absorption cycle — Fall River is hitting that same wall now. This compendium page is the rent-outcome archive: listed price, leased price, days on market, and HUD FMR per unit.
Why compare rented price to HUD Fair Market Rent?
HUD FMR is the federal benchmark for housing-voucher rent limits in the Fall River metro. It is not a Zillow estimate — it is the number auditors, housing authorities, and experienced investors already use. If your unit leased at 115% of FMR, you beat the voucher ceiling; at 90%, you left money on the table or priced for speed.
What is the difference between listed rent and rented price?
Listed rent is what Fortified advertised when the unit went live. Rented price is what the lease actually signed for. A negative delta usually means we reduced price to lease faster; a positive delta means the market paid above ask. Both numbers stay in the compendium — we do not hide slow leases or price cuts.
How often does the compendium update?
Live rented listings on fortifiedrealty.net refresh on every Fortified publish cycle. Historical Tenant Turner archive rows and inquiry counts backfill as Fortified imports leasing history. The unit count and medians on this page grow over time — it is a living record, not a one-time report.
Does this include units Fortified did not manage?
Today the public compendium is Fortified-marketed outcomes on fortifiedrealty.net plus approved historical archive rows. As backfill continues, older Fortified leases and verified outcomes join the same searchable index. It is not a generic MLS scrape.
Can I see room-level photos for every compendium unit?
Every live rented unit on fortifiedrealty.net keeps its full detail page at /rent/{slug}/ with tagged gallery photos. The compendium hub summarizes outcomes; detail pages carry the visual proof.
