How we build — and why your numbers might change while you're reading.
Fortified is an AI-native, operator-run property management and real estate firm. This page is the long version of the footer line: what that means, who's actually accountable, what's evolving, and how to flag anything that looks wrong.
The short version
We use AI tools (large language models, image and video generation, automated data pipelines) to build, write, design, and maintain this website, our marketing materials, our calculators, our listing pages, our blog, and the FortifiedRealty.io owner portal. Every public-facing decision — pricing, contractual terms, statutory references, valuations, leasing actions — is reviewed and signed by a human Massachusetts-licensed real estate broker before it goes live or is acted on.
We ship changes daily. The version of this site you're reading right now may differ from the version your neighbor read this morning. If a number, a fee, a policy, a calculator output, a statute citation, or a price on this site is material to a decision you're about to make, call (508) 671-7228 and we'll confirm it on the spot — before you sign, wire, list, or move in.
What's built with AI
To be specific, because vague disclaimers help nobody:
- The website itself — code, copy, layout, images, structured data, and search-engine optimization for fortifiedrealty.net and fortifiedrealty.io are generated and maintained with AI assistance.
- Listing pages — rental property descriptions, neighborhood writeups, FAQ blocks, and YouTube tour materials are AI-drafted from operator-verified facts (square footage, beds, baths, utilities, school assignment, distances), then reviewed.
- Blog and pillar pages — investor education, renter guides, local-market explainers, and commercial property management content are AI-drafted from cited public sources.
- The Compendium — our 25-year MLS data product covering Fall River, New Bedford, Worcester, Springfield, Boston, and Brockton. AI-assisted data pipelines aggregate, clean, and present the underlying records.
- Calculators and tools — the property management ROI calculator, the rent estimator, the cap-rate tool, and the rest of the /tools/ hub are AI-built, operator-reviewed.
- Marketing media — most photography of buildings, neighborhoods, and abstract scenes on this site is AI-generated. Photos of identifiable people (team headshots, owner photos) are real photos unless otherwise labeled.
- Owner portal narrative — automated audit-video summaries, inspection notes, and dashboard text inside fortifiedrealty.io are AI-assisted.
What is not AI
- The brokerage. Fortified Realty Group, LLC is a Massachusetts-licensed real estate brokerage (Company License #422173). The designated broker of record is David M. Ferreira (MA Broker License #9537412). All listings, offers, agency disclosures, and transactions are handled by licensed humans under Massachusetts General Laws Chapter 112 §§ 87PP–87DDD½ and 254 CMR.
- Property management decisions. Lease approvals, rent collection, repair authorizations, vendor selection, evictions, security-deposit accounting under MGL Chapter 186 § 15B, and habitability decisions under MGL Chapter 111 § 127 are made by licensed Fortified operators.
- Inspections. Lead-paint inspections are conducted by Massachusetts-licensed lead inspectors. HD video property audits are recorded by Fortified field staff. AI is used to transcribe, tag, and route — not to inspect.
- Money. Trust accounting, owner disbursements, security deposits, and rent reconciliations are handled by humans against bank records.
- Signatures. Every binding document — leases, listing agreements, exclusive-right-to-sell agreements, offers, P&S agreements, addenda — is executed by a licensed Fortified principal, not an automated agent.
Accuracy, change, and what supersedes what
Information on this site is point-in-time and changes without notice.
Listings come and go. Available units rent. Fees, packages, market data, comparable sales, statutes, and best practices change. We update this site daily — sometimes hourly during active migrations or sprints — and we do not publish a change log for every edit. If a price, fee, term, or number on this site is material to your decision, call (508) 671-7228 and we will give you the current number in writing before you act on it.
Calculators are estimators, not appraisals.
Every calculator on /tools/ — rent estimate, ROI, cap rate, debt-service coverage, 1031 timing, hard-money carry, and the rest — produces an estimate based on inputs you provide and public data we believe to be reliable. Outputs are not appraisals, not investment advice, not tax advice, and not a substitute for a Massachusetts-licensed appraiser, CPA, or attorney. Do not wire money, sign offers, or list property based on a calculator output without independent verification.
The Compendium is data, not investment advice.
Our 25-year MLS data product aggregates Massachusetts public-record real estate transaction data and HUD Fair Market Rent data. We have done our best to clean and present it accurately, but we do not warrant the underlying records, the geocoding, the price-per-square-foot calculations, or any derived metric. Past performance of a market, a neighborhood, or a building is not a guarantee of future performance. Real estate investment carries substantial risk including total loss of principal. Consult a Massachusetts-licensed investment advisor before making investment decisions.

We cite Massachusetts General Laws, Code of Massachusetts Regulations, and federal statutes (FCRA, FHA, COPPA, ADA) throughout the site to help users find the right primary source. We are property managers, contractors, and licensed real estate professionals — not attorneys. Nothing on this site is legal advice, and statute citations may be paraphrased or summarized. Written agreements supersede this website.
Where the content of this website conflicts with the terms of a signed Fortified agreement — a management agreement, listing agreement, lease, P&S, offer, or addendum — the signed agreement controls. Where a signed agreement conflicts with applicable Massachusetts or federal law, the law controls.
AI-specific disclosures
- AI can hallucinate. Large language models occasionally produce confident, plausible, but incorrect statements. We mitigate this with human review, citation requirements, fact-check passes, and operator sign-off on anything material — but we cannot guarantee zero errors. Flag anything that looks wrong and we will investigate.
- AI-generated images are not photographs of specific properties. Unless an image is labeled as a real listing photo, a real team photo, or carries a photographer credit, assume it is AI-generated and illustrative.
- We do not train external AI models on private client data. Owner financials, tenant applications, lease history, and portal data inside fortifiedrealty.io are not shared with third-party model training pipelines.
- We use AI to read the web. Bots from OpenAI, Anthropic, Google, Perplexity, and others are explicitly allowed to crawl and cite our public pages — that is intentional. Our llms.txt file documents what is and isn't safe to cite.
- You can opt out of AI-assisted communication. If you would prefer all communication from Fortified to be authored by a human without AI drafting assistance, tell us in writing (via the contact form or by phone) and we will honor that preference for your account.
