The discount-fee race is easy to sell. A lower number on a one-pager feels like savings. Then a unit sits. A turn slips. Owner money is late. Nobody will show you their fill time. That is not cheaper ownership. That is a cheaper headline.

The cheapest percent is not the cheapest year
A management fee is one line. Ownership cost is the fee plus empty days, sloppy turns, missed showings, and the month you wait to find out the money did not move. If you only shop the percent, you are shopping the part of the invoice that is easiest to print.
Take a mid-market Fall River three-family: units at $1,500, $1,550, and $1,650. Rent roll: $4,700 a month. Two points of fee on that book is $94 a month, or $1,128 a year. That is the “savings” people argue about.
Now put one $1,550 unit dark for 60 extra days. Lost rent is about $3,100 (rent × days ÷ 30). That one slow lease-up wipes more than two years of the cheaper headline, before you count a concession, a redo turn, or a callback that should have been done once.

A $1,450 unit empty 90 days is about $4,350 left on the table. That can exceed a Full Lease fee (one month’s rent) and still leave you with an empty apartment. Sitting is not a strategy. It is an expensive default.

What a cheaper fee often does not buy
On publicly marketed Fall River rentals, we keep seeing the same pattern: a low published percent, a long open listing, and no portfolio number for how long units actually take to fill. The owner is subsidizing someone else’s vacancy.
- Attention. Someone has to answer the lead, walk the unit, and follow up the same day. Not blast a Facebook post and hope.
- Turns. A dirty or slow make-ready adds days no marketing budget can recover.
- Compliance. Massachusetts lead, deposits, and notices are not optional extras. Cutting corners here is not “efficient.”
